Lowest Real Estate Commission in 2026: Why Clever's '1.5% Listing Fee' Costs More Than You Think

Clever advertises 1.5% listing fees but adds buyer-side commission on top. A managing broker with 300+ closings breaks down the real total cost vs flat-fee alternatives.

If you search 'lowest real estate commission,' you will find listwithclever.com claiming the top spots with promises of 1.5% listing fees. What their marketing does not tell you: that 1.5% is only the listing side. The buyer agent commission — which the seller typically still covers — adds another 2-3%. Your actual total commission: 3.5% to 4.5%.

I have been a managing broker for 19 years and closed over 300 transactions. Here is how the real math works.

The Commission Math Clever Does Not Show You

On a $750,000 home with Clever's advertised 1.5% listing fee:

  • Listing commission: $11,250 (1.5%)
  • Buyer agent commission: $18,750 (2.5% typical)
  • Total commission: $30,000 (4%)

With ShopProp's flat-fee model on the same home:

  • Seller listing fee: $4,995 flat
  • Buyer agent fee: $3,995 flat (if buyer also uses ShopProp)
  • Total: $8,990

Difference: $21,010 saved.

Why Percentage Models Always Cost More

The NAR settlement in 2024 made buyer agent fees negotiable for the first time. This means buyers can now choose between:

  • Percentage agents (2-3% of purchase price)
  • Percentage rebate companies (small cash back after high fees)
  • Flat-fee managing brokers (fixed price regardless of home value)

At every price point above $200,000, a flat fee saves money compared to percentage-based commissions. The higher the home price, the more dramatic the savings.
