California Buyer Rebates Are Real — We Just Saved Two Clients Over $55,000 This Week

Two California home buyers saved a combined $55,010 this week with ShopProp's flat-fee model. Here's how buyer rebates work and what you'd save.

If you're buying a home in California right now, you're probably staring at closing costs and wondering where all your money is going. I get it. After 19 years as a managing broker, I've seen buyers pay tens of thousands in unnecessary fees — because nobody told them there was another way.

There is. It's called a buyer rebate, and this week alone, two of our California clients saved a combined $55,010.

What Happened This Week

Valencia, CA — Closed July 30, 2026

Our client purchased a home at 27326 Foxden Place for $739,000. A traditional buyer's agent would have charged roughly $30,000 in commission (the full cooperative compensation). ShopProp's flat fee: $6,995. That's a $23,005 rebate — cash back at closing that went directly toward reducing their out-of-pocket costs.

Glendale, CA — Closed July 29, 2026

A $1.52 million purchase at 1257 Cordova Ave. The traditional commission would have been around $38,000. ShopProp fee: $5,995. Our client received $32,005 back at closing. That's not a coupon or a gift card — that's real money applied to their closing costs or received as a check.

How Buyer Rebates Work in California

Since the NAR settlement took effect in August 2024, buyers negotiate their agent's compensation separately from the home price. Most traditional agents still charge 2.5% to 3%. At ShopProp, we charge a flat fee starting at $1,995 — regardless of the home's price.

The difference between what the seller offers in cooperative compensation and our flat fee? That's your rebate. It goes back to you at closing.

On a $750,000 California home with 2.5% offered compensation:

  • Traditional agent takes: $18,750
  • ShopProp flat fee: $6,995
  • Your rebate: $11,755 back at closing

On a $1.5 million home:

  • Traditional agent takes: $37,500
  • ShopProp flat fee: $5,995
  • Your rebate: $31,505 back at closing

Why a Managing Broker Matters

Some discount brokerages offer lower fees but cut corners on service. ShopProp is different — you work directly with a managing broker with 19 years of experience and over 315 successful transactions. That means expert negotiations, proper disclosures, and someone who's handled everything from $200K condos to a $10.2 million Atherton estate.

Low fee doesn't mean low quality. It means we've eliminated the overhead that inflates traditional commissions.
