Arizona Buyer Rebates: Three Families Saved Over $30,000 Buying Homes Near Phoenix

Three Arizona buyers kept over $30,000 by using a flat-fee buyer agent instead of paying traditional 3% commission. Here is how buyer rebates work in Arizona and what our clients actually saved.

Most Arizona home buyers have no idea they can get a rebate at closing. After the NAR settlement changed how buyer agent commissions work, the old model where sellers paid both agents is gone. Buyers now negotiate their own agent fees — and that opens the door to paying a flat fee instead of a percentage.

At ShopProp, we charge a flat fee starting at $1,995 for buyer representation. The difference between our fee and the commission offered by the seller goes back to you as a rebate at closing. On a $325,000 home in Vail where the seller offered 3%, that meant our client paid $1,995 instead of $9,750 — and kept $7,754 in their pocket.

Three Recent Arizona Closings

Here are three real buyer transactions we closed in Arizona:

  • 11973 E Chavez Dr, Vail, AZ 85641 — Purchased at $324,990. ShopProp fee: $1,995. Traditional 3% commission would have been $9,749. Our client saved $7,754.
  • 11977 E Chamrod Dr, Vail, AZ 85641 — Another $324,990 purchase in the same Vail community. Same $1,995 flat fee, same $7,754 in savings.
  • 24686 N 175th Ave, Surprise, AZ 85387 — A $610,000 home where the buyer paid $2,995 instead of an $18,300 percentage-based commission. That is $15,305 back at closing.

Combined savings across these three deals: $30,813.

How Buyer Rebates Work in Arizona

Arizona is one of the states where buyer rebates are fully legal. The process is straightforward:

  1. You hire ShopProp as your buyer agent at a flat fee ($1,995 for homes under $500K, $3,995 for $500K to $1M, $4,995 for $1M to $2M, $7,995 for $2M+).
  2. The seller offers a commission to buyer agents — typically 2 to 3% of the sale price.
  3. ShopProp collects the offered commission, deducts our flat fee, and the rest goes to you as a credit at closing.

Your rebate shows up on the closing disclosure as a credit. It reduces what you owe at closing. On a $500,000 home with a 2.5% commission offered, the math works like this: $12,500 commission minus $1,995 flat fee equals $10,505 back to you.

Why a Managing Broker Matters

ShopProp is run by a managing broker with 19 years of experience and over 315 closed transactions. A managing broker carries legal responsibility for every deal. Most discount services use sales agents who work under someone else — if something goes wrong, you are dealing with layers of bureaucracy. With ShopProp, the person signing off on your deal is the person running the company.

That matters on a $600,000 purchase in Surprise just as much as it does on a $2 million home in Scottsdale.

Arizona Markets We Cover

ShopProp is licensed and active across Arizona, including Phoenix, Scottsdale, Tempe, Mesa, Chandler, Gilbert, Surprise, Vail, Tucson, Flagstaff, and every other city in the state. Whether you are buying a starter home in the East Valley or a custom build in North Scottsdale, the flat-fee model works the same way.

What About Sellers in Arizona?

ShopProp also offers flat-fee listing services in Arizona. Full Service starts from $4,995 for homes under $1M (compared to the typical 5 to 6% total commission). Essentials plans start at $1,995. But 80% of what we do is buyer representation — and that is where the biggest savings show up for most families.
