California Buyer Rebates Are Real — Here's Proof From This Week
As a managing broker who's been operating in California since 2007, I hear the skepticism: buyer agent rebates sound too good to be true. But they're not only legal in California — they're protected by the California DRE. And ShopProp has been giving them to buyers for nearly 20 years.
Here are three verified closings from the last two weeks alone.

How California Buyer Rebates Work After the NAR Settlement
The 2024 NAR settlement changed how commissions work nationwide. Buyers now negotiate their agent's fee separately from the seller's costs. This is exactly what ShopProp has been doing since 2007.
Under the new rules, a buyer hires their agent directly and agrees on a fee upfront. With ShopProp, that fee starts at $1,995 — and the difference between what the seller offers and what ShopProp charges goes directly back to the buyer as a rebate at closing.
ShopProp vs. Other California Options
| Company | Buyer Fee | Service | CA Closings |
|---|---|---|---|
| ShopProp | From $1,995 | Managing broker on every deal | 200+ |
| VIP Realty CA | Rebate varies | Individual agent | Unknown |
| CAARE | Rebate directory | Agent matching only | N/A |
| TurboHome | $7,500 | AI-assisted | Unknown |
| CashBackRE | $5,000-$20,000 | Individual agent | Unknown |
At $1,995 starting, ShopProp is 60% cheaper than CashBackRE on homes under $500K and up to 73% cheaper on luxury properties. TurboHome charges $7,500 flat — nearly 4x our starting fee.
$108,015 Saved in Two Weeks
These three California closings represent $108,015 in combined buyer savings. Each buyer received the same level of managing broker oversight — disclosure reviews, negotiation strategy, inspection coordination — that traditional agents charge 2.5% for.
