Why We Started ShopProp: To Elevate an Industry That Needed It

We started ShopProp almost two decades ago to fix two problems: no one shows their pricing, and the bar for agents is too low. Transparent flat fees and managing broker expertise — that's what consumers deserve.

Almost two decades ago, we looked around the real estate industry and saw two problems nobody was fixing.

Problem #1: No One Shows Their Pricing

Go to any traditional brokerage website. Compass. Coldwell Banker. Keller Williams. Berkshire Hathaway. Try to find what they charge.

You can't. It's not there.

Every other industry shows you the price before you commit. When you buy a car, you see the price. When you hire a lawyer, you get a fee agreement. When you go to a restaurant, there's a menu.

But real estate? The biggest financial transaction most people will ever make — and nobody will tell you what it costs until you're already committed.

We said: consumers deserve flat-fee, transparent pricing. Put the price on the website. Let people see exactly what they'll pay before they pick up the phone. No surprises. No "negotiable" rates that somehow always end up at 2.5% to 3%.

That's why every ShopProp fee is published. Buyer representation starting at $1,995. Full-service listing from $4,995. You know the number before you start.

Problem #2: The Bar Is Too Low

In most states, becoming a real estate agent takes less time than getting a cosmetology license. A few weeks of classes, pass an exam, and you're licensed to guide someone through a million-dollar purchase.

Think about that. An agent who was licensed last week is giving the same type of advice as an agent who's been in business for 10 or 20 years. They have the same title. They carry the same business card. And for most consumers, there's no way to tell the difference until something goes wrong.

We said: every client deserves managing broker-level expertise.

A managing broker has a higher license. More education requirements. More experience. Legal authority to oversee transactions. It's the difference between seeing a resident and seeing the chief of surgery — for the same price.

That's why every ShopProp transaction is led by a managing broker. Not a newly licensed agent. Not an AI chatbot. A human professional with decades of experience and the highest license level in real estate.

What "Elevate" Actually Means

We didn't start ShopProp to be the cheapest option. We started it to be the right option.

Transparent pricing isn't about being cheap — it's about being honest. A managing broker isn't about cutting costs — it's about raising the standard. A flat fee isn't about discounting — it's about fairness. Why should your agent make more money just because your home is worth more, when the work is fundamentally the same?

Nearly 20 years and 4,000+ transactions later, the industry is finally starting to catch up. The NAR settlement forced the conversation about commission transparency. New companies are experimenting with flat fees. The media is covering alternatives — NPR, USA Today, NY Post have all featured ShopProp.

But we've been here since 2007. We didn't need a lawsuit to do the right thing.

The Smarter Way to Buy and Sell

ShopProp isn't a discount brokerage. It's what real estate should have been all along:

  • Transparent pricing — published fees, no hidden costs, no percentage games
  • Managing broker expertise — the highest license, the most experience, on every deal
  • Your data, your control — CMA tools that show you the comparable sales and let you adjust them yourself
  • Consumer-driven — we work for you, not for the agent. Contracts cancellable anytime.

Luxury representation. Transparent flat fee pricing. Managing broker-led since 2007.

That's not a tagline. That's why we exist.
